Gardnerville, Nevada real estate trades lake views for elbow room
Gardnerville, Nevada real estate sits on the floor of the Carson Valley, east of the Sierra and below Lake Tahoe. It's a small town with a main street, ranch land around it and the mountains rising straight up to the west. Minden is next door, and the two run together.
Buyers come here for things the lake towns don't offer: bigger lots, newer neighborhoods, a lower elevation with less snow, and living full time with the lake a drive over the hill.
How I work in Gardnerville
I'm licensed in Nevada and California, and my brokerage has an office in Zephyr Cove, over the hill at the lake. Read how I help you buy and how I sell a home. What changes in Gardnerville is what I check, below.
The homes
Gardnerville has older homes near the center of town, newer subdivisions, and homes on larger parcels out toward the ranch land. Some neighborhoods have an HOA and some don't. I'll get specific about streets once I know how you'll use the home.
The lake is a drive away over Kingsbury Grade, so a lot of buyers here want the Tahoe lifestyle without the Tahoe snow load and prices.
Nevada has no state income tax, which is one reason buyers look at the Nevada side. How that applies to you depends on your own situation, so talk with your tax advisor before you decide.
What to check before you buy or sell in Gardnerville
- Water and sewer: town service, a local district, or a well and septic system on larger parcels.
- HOA rules and dues, where there's an HOA.
- Insurance. Confirm that it's available and what it costs.
- Defensible space, especially on homes near the foothills. Taylor Creek Estates is on the list of Lake Tahoe Firewise communities.
- Vacation rentals. Historically, they haven't been allowed here. Ask the county, as the laws are changing. See who sets the vacation rental rules in each town.
If you're selling, I recommend a home inspection and a pest inspection before listing, so there are no surprises. There's more on selling your home.
What's nearby
- Minden. Next door, with the county offices and the airport.
- Lake Tahoe. Over Kingsbury Grade to Stateline.
- Carson City and Reno. North up the valley.
