Zephyr Cove, Nevada real estate sits along the East Shore of Lake Tahoe, a few miles north of Stateline on Highway 50. The homes look west across the lake toward the mountains, so lake views are a big part of what buyers come here for.
It's quieter than Stateline and close to it. The beaches, the marina and Cave Rock are all along the same stretch of shore.

The homes
Homes here range from hillside houses with lake views to homes in HOA communities and on the lake itself. Round Hill, Elk Point and the neighborhoods up the hill each feel different, and I'll get specific about streets once I know how you'll use the home.
On the Nevada side, water, sewer and roads are often provided by small local districts or by an HOA, and some HOAs have private beaches. I check which ones serve a home, what they cost and what their rules are.
Nevada has no state income tax, which is one reason buyers look at the Nevada side of the lake. How that applies to you depends on your own situation, so talk with your tax advisor before you decide.
What to check before you buy or sell in Zephyr Cove
- Which district or HOA provides water, sewer and roads, and what it costs.
- HOA rules, dues and beach access, where there's an HOA.
- TRPA and BMP status, and the permit history.
- Insurance. Confirm that it's available and what it costs.
- Defensible space on the lot. Round Hill, Elk Point Country Club and PineWild are on the list of Lake Tahoe Firewise communities.
- Winter access on hillside streets and steep driveways.

Beaches, boating and Cave Rock
- Zephyr Cove Resort and Marina. A beach, a marina and the MS Dixie II paddlewheeler.
- Round Hill Pines Beach. A half-mile beach with rentals and a marina.
- Nevada Beach. Between Zephyr Cove and Stateline.
- Cave Rock. A Nevada State Parks boat ramp and small beach to the north.
- Skiing. Heavenly is a short drive south.
