Buying a lakefront home in Lake Tahoe

Lakefront runs on different rules. I research the pier, buoys, shoreline and land coverage before you're in contract.

Buying a lakefront home in Lake Tahoe runs on different rules

A Lake Tahoe lakefront home is more than a residence. It is a significant investment, a lifestyle and, often, a legacy for generations.

Lakefront property here also carries a layer of regulation that other homes don't, on both the California and Nevada sides. Most of it doesn't show up on a listing sheet. It shows up in escrow, or after closing, if nobody checked first.

Watch. Tap to play, it has sound.

Welcome to the Tahoe Keys

What makes lakefront different

  • Piers and buoys. It's usually clear which pier and buoys come with a home. The bigger questions are about the future. If you want to build a pier, expand the one that's there or add a buoy, what may be possible? Piers and buoys are regulated by TRPA, and the county has its own say too.
  • The shoreline. Structures near the water fall under TRPA's shoreline rules. What you can build, rebuild or add depends on the parcel's own status, not a general assumption.
  • Land coverage. Limits on how much of a lot can be built on or paved affect additions, decks and driveways alike.
  • Canal or open lake. In the Tahoe Keys, a home can sit on a canal section with direct lake access or on a landlocked one. They look the same in photos, and for a boat owner they're completely different properties.

I research each of these for the homes on your short list, before you're in contract. The rules are strict and they change, so treat my research as a starting point and verify anything that matters to your plans with TRPA and the county.

My promise to lakefront buyers

My promise is to represent your lakefront purchase with the care it deserves. I will provide thoughtful property sourcing, candid local insight, comprehensive due diligence and strategic representation from the beginning of your search through closing, and well beyond.

You will understand what makes each property exceptional, what limitations may be hidden beneath its beauty and what opportunities it may hold for the future. Every recommendation I make will be guided by your interests, your goals and the long-term value of your investment.

  • Thoughtful property sourcing. I match homes to how you'll use the property, not only to what photographs well.
  • Candid local insight. You get what I'd tell a friend, not what moves a listing faster.
  • Comprehensive due diligence. I research pier, buoy, shoreline and coverage status before you're in contract.
  • Strategic representation. I represent you from the beginning of your search through closing, and well beyond.

Lakefront on both sides of the lake

I'm licensed in California and Nevada. I work with lakefront buyers in South Lake Tahoe, Tahoe City, Tahoe Vista, Homewood and Tahoma on the California side, and in Stateline, Zephyr Cove, Glenbrook and Incline Village on the Nevada side.

The state line matters on the water too. Local requirements vary by city and county, and Nevada-side ownership can involve different tax, agency and county considerations. I'll compare the two sides for you with no reason to steer you toward either.

Owning on the water

A lakefront home asks more of its owner. Confirm insurance availability and cost early. Ask who maintains the road in winter and how snow is handled. Budget for decks, exterior wood and windows, which take the weather first.

During your inspection period, a home inspector and any specialists you need look at the structure, the roof and the systems. That's their job, not mine. Mine is making sure the right inspections happen and using what they find when we negotiate.

Tell me about the property you have in mind

If you're buying a lakefront home in Lake Tahoe, or you already have a property in mind, send me the details and I'll tell you what I'd research before you go any further. You can also call or text me at 530-208-7081.

Pier, buoy and shoreline rules are set by TRPA and the county, and they change. My research is a starting point for you to verify. It isn't legal advice or a promise about what can be built.

Frequently Asked Questions

Can I build a pier or add a buoy at a Lake Tahoe lakefront home?

It depends on the parcel. Piers and buoys are regulated by TRPA, and the county has a say too. Before you're in contract, I research what the home has now and what may be possible, and you should confirm anything that matters to your plans with the agencies.

Do all Tahoe Keys homes have direct lake access?

No. Some canal sections have direct access to the lake and some are landlocked, and they look the same in listing photos. I know the canal system well enough to tell you which is which before you write an offer.

Do you work with lakefront buyers on the Nevada side?

Yes. I'm licensed in California and Nevada, so I can show you lakefront homes on both sides and compare them for you.

What should I check before removing contingencies on a lakefront home?

Complete your inspections and document review, confirm insurance, and review title, permits, TRPA and BMP records and any HOA rules. Rules can change by address, so verify local and regional records for the exact parcel first.
