Tahoe City real estate puts you in a real lake town

Tahoe City real estate sits where the Truckee River leaves Lake Tahoe, on the northwest shore. The town center is walkable, with the lake on one side and shops and restaurants along the main street, and Commons Beach right in town.

It's also a crossroads. The West Shore runs south toward Homewood and Tahoma, the North Shore runs east toward Tahoe Vista, and the road along the river leads to Palisades Tahoe and Truckee.

How I work in Tahoe City

My brokerage, Mountain Luxury Properties, has an office in Tahoe City. I'm licensed in California and Nevada, so if your search runs from the West Shore to Incline Village, I can show you both sides of the state line.

Read how I help you buy and how I sell a home. What changes in Tahoe City is what I check, below.

The homes, and the utility district

Homes here range from cabins and condos close to town to larger homes in the wooded neighborhoods above it, such as Dollar Hill, the Highlands and Tahoe Park. I'll get specific about streets once I know how you'll use the home.

Much of the area is served by the Tahoe City Public Utility District. It provides water and sewer and runs the parks, Commons Beach, a boat launch and about 22 miles of bike trails. Water comes from several separate systems, and not every home is on the district's water, so I check which system serves a property.

What to check before you buy or sell in Tahoe City

  • Who provides water and sewer for the specific home.
  • TRPA and BMP status, and the permit history. TRPA is the Tahoe Regional Planning Agency, and its rules can affect what you repair, expand or add.
  • Insurance. Confirm that it's available and what it costs.
  • Defensible space on the lot. Tahoe City has more Firewise neighborhoods than most towns on the North Shore. See the list of Lake Tahoe Firewise communities.
  • Winter access. Look at the driveway grade and ask who plows the road.
  • HOA rules and dues, where there's an HOA.
  • Vacation rental rules. Placer County sets them here, and they change, so I confirm them for the address. See who sets the vacation rental rules in each town.

If you're selling, I recommend a home inspection and a pest inspection before listing, so there are no surprises. There's more on selling your Lake Tahoe home and on selling a second home from out of town.

The river, the trails and the ski hills

  • The lake. Commons Beach in town, the Tahoe City Marina and a public boat launch.
  • The river. The Truckee River flows out of the lake here and runs toward Truckee, with a paved trail alongside it.
  • Bike trails. Paved trails run along the river, the West Shore and the North Shore.
  • Skiing. Palisades Tahoe, which includes Alpine Meadows, is a short drive up the river.

Nearby, see Homewood, Tahoe Vista and Truckee.
