Truckee real estate works differently from the lake towns

Truckee real estate sits in the mountains north of Lake Tahoe, along Interstate 80. It's an incorporated town with a historic downtown, a train depot, Donner Lake on its west side, and several ski resorts within a short drive. Reno is east along the interstate, which makes Truckee easier to reach in winter than many lake towns.

One difference matters when you buy or build: Truckee is outside the Lake Tahoe Basin. The Tahoe Regional Planning Agency's rules don't apply here. The Town of Truckee and the county set the rules instead.

How I work in Truckee

I'm licensed in California and Nevada, and my brokerage has an office in nearby Tahoe City. Read how I help you buy and how I sell a home. What changes in Truckee is what I check, below.

The neighborhoods and the homes

Truckee is spread out, and its neighborhoods are very different from each other. Some are around the historic downtown and along Donner Lake. Some are large planned communities. Others are golf communities in the Martis Valley, south of town.

Tahoe Donner is the one most buyers ask about. It's one of the largest homeowners associations in the country, with about 6,500 properties, and the association runs its own downhill ski area, a cross-country ski center, a golf course and a members' beach club on Donner Lake. Owning there means HOA dues and rules, and access to all of that.

Some neighborhoods are inside the town limits and some aren't. The Martis Valley communities, for example, are in Placer County. Which side of the line a home is on decides whose rules apply, so I check that first.

What to check before you buy or sell in Truckee

  • Whether the home is inside the Town of Truckee or in the county.
  • Who provides water and power. The Truckee Donner Public Utility District serves most of the town, and some areas are served by others.
  • HOA rules, dues and amenities, where there's an HOA.
  • Snow. Truckee gets a lot of it, so look at the driveway, the roof and who plows the road.
  • Insurance. Confirm that it's available and what it costs.
  • Defensible space on the lot. Truckee has more Firewise neighborhoods than any town near the lake, including Tahoe Donner. See the list of Lake Tahoe Firewise communities.
  • Vacation rental rules. The Town of Truckee sets them inside the town limits and the county sets them outside, and they change, so I confirm them for the address. See who sets the vacation rental rules in each town.

If you're selling, I recommend a home inspection and a pest inspection before listing, so there are no surprises. There's more on selling your Lake Tahoe home and on selling a second home from out of town.

Downtown, Donner Lake and the ski resorts

  • Downtown. A historic main street with shops and restaurants, and the train depot.
  • Donner Lake. On the west side of town, with Donner Memorial State Park at its east end.
  • Skiing. Northstar and Palisades Tahoe are a short drive, Sugar Bowl is up over Donner Summit, and Tahoe Donner has its own ski area.
  • The river. The Truckee River runs through town on its way from Lake Tahoe to Reno.
