Buying a luxury second home in Lake Tahoe
You don't need to be in Tahoe to buy in Tahoe. Consider me your presence on the ground.
Buying a luxury second home in Lake Tahoe from three or four hours away
You know Tahoe. You've been coming up for years. What you may not know is buying in Tahoe: two states, jurisdiction lines that split neighborhoods, and environmental rules that can stop a renovation before it starts.
The worry I hear most from second-home buyers is, "If I'm not there in person, I'll get something wrong." It's a reasonable worry. A home that looks perfect in photos can be a problem in person, and a rule you didn't know about can surface after closing. My job is to be there in person so that doesn't happen to you.
I work with buyers on everything from small cabins to multi-million dollar properties across the Tahoe region.
Watch. Tap to play, it has sound.

Start with how you'll use the home
A second home is bought for a way of living, and the right one depends on what yours looks like.
- Ski house or summer house. A home near the lifts and a home near the water are different searches, even at the same price.
- How often you'll be here. Every weekend and a few times a year call for different homes and different upkeep.
- Whether you plan to rent it. Short-term rental rules differ by city, county and HOA. If rental income is part of your plan, I check the rules for the exact address before you write an offer.
- What you want close by. Decide whether that's a beach, a boat launch, trails, a ski resort or a quieter street.
I go through all of it with you before any showings. See getting set up before you tour.
Where second-home buyers look
- Incline Village, Nevada. Incline has IVGID-managed beaches, two golf courses and Diamond Peak, a ski resort in town. I've written guides on Incline Village, West Incline and IVGID's pass and fee system, because beach access and fees depend on the parcel.
- Tahoe Estates, Tahoe Vista. Tahoe Estates has larger lots under mature pines, minutes from North Shore beaches and about 12 to 15 minutes from Northstar.
- Tahoe Keys, South Lake Tahoe. The Keys offers canal-front homes with docks, HOA pools and courts, private beaches and a marina close by.
- Montgomery Estates, South Lake Tahoe. Montgomery Estates is a forested setting with trail access, roughly 10 to 15 minutes from Heavenly Village.
If the water is the point, see lakefront homes. To compare more neighborhoods, see buying a house in Lake Tahoe.
Owning a Tahoe home when you don't live here
Lake Tahoe ownership can be extraordinary, and it comes with responsibilities. A second home sits empty between visits, through winters that are hard on a house. Plan for these before closing:
- Snow removal and plowing, and who maintains the road.
- Winterizing the plumbing, the heat source, and what happens in a power outage.
- Insurance. Confirm availability and cost early, and ask about defensible space.
- Vendors you can call before there's an emergency.
- A budget for the roof, decks, siding, windows and annual maintenance.
I managed properties for years before I sold homes, so I know this side of ownership from the inside. I'll walk you through what owning a home will involve before you buy it.
What I do so you don't have to drive up
From the Bay Area, the details that matter most are the ones a listing leaves out. I check TRPA and BMP status, permit history, water access, winter access and ownership costs for the homes on your short list, and I tell you what I'd want to know before writing an offer. That legwork is laid out in what I check that photos can't show.
Even cash buyers want a real deal, and they should. Many sellers bought in 2020 or 2021 and price with that purchase in mind. I'll show you which homes are priced for today and help you write an offer built on what we know about the home, as described in the offer and escrow.
You don't need to be in Tahoe to buy in Tahoe. Consider me your presence on the ground, every step of the way.

Frequently Asked Questions
Can I rent out my Lake Tahoe second home?
It depends on the address. Short-term rental rules differ by city, county and HOA around the lake, and they change. If renting is part of your plan, I check the rules for the exact property before you write an offer, and you should confirm them with the local jurisdiction.
Can I buy a second home in Lake Tahoe without driving up every weekend?
Yes. I do the on-the-ground research and tell you what I find, and you can reach me by phone, text or email. Distance shouldn't be the reason you miss something.
What price range do you work in?
Everything from small cabins to multi-million dollar properties, on both sides of the lake.
What should I know about IVGID before buying in Incline Village?
IVGID is the improvement district that provides water, sewer, trash and recreation services in Incline Village, including its beaches. Beach access and fees depend on the parcel, and the fees and rules change every year. I check a home's eligibility and the current fees before you buy.
