Homewood real estate on the quiet side of the lake
Homewood real estate sits on Lake Tahoe's West Shore, a few miles south of Tahoe City along Highway 89. It's a small, quiet lake town, and it has something unusual: a ski hill right in town, with runs that look straight down at the lake.
The West Shore is less busy than the South Shore or the North Shore. Homes here are mostly second homes and cabins in the trees, with some on the lake itself.
How I work in Homewood
I'm licensed in California and Nevada, and my brokerage has an office up the road in Tahoe City. Read how I help you buy and how I sell a home. What changes in Homewood is what I check, below.
The homes
Homes here range from older cabins to larger mountain homes and lakefront properties. Many sit on wooded lots on the hillside above the highway, and some neighborhoods have their own HOA. I'll get specific about streets once I know how you'll use the home.
Homewood Mountain Resort's season and lift plans have changed in recent years. If being close to the ski hill matters to you, I check where things stand before you buy.
What to check before you buy or sell in Homewood
- TRPA and BMP status, and the permit history. TRPA is the Tahoe Regional Planning Agency, and its rules can affect what you repair, expand or add.
- Insurance. Confirm that it's available and what it costs.
- Defensible space on the lot. Several Homewood neighborhoods are on the list of Lake Tahoe Firewise communities.
- Winter access. Hillside driveways and private roads need a plan for snow, so ask who plows.
- HOA rules and dues, where there's an HOA.
- Vacation rental rules. Placer County sets them here, and they change, so I confirm them for the address. See who sets the vacation rental rules in each town.
If you're selling, I recommend a home inspection and a pest inspection before listing, so there are no surprises. There's more on selling a second home from out of town and selling a lakefront home.
Skiing, the trail and the lake
- Skiing. Homewood Mountain Resort is in town. Palisades Tahoe is a short drive north past Tahoe City.
- The West Shore trail. A paved path runs along the shore between Tahoe City and Meeks Bay.
- The lake. Beaches and piers along the shore, and Sugar Pine Point State Park a few minutes south.
Next door, see Tahoma and Tahoe City.
